Overlays

There are numerous planning overlays in the Woodland area. Full details of all of these can we viewed on the VicPlan website[external site] .

The whole of Woodland (with the exception of some ‘green’ areas) is a declared Residential Zone.

The whole of Woodland is covered by DDO18 (Design & Development Overlay). The details of DDO18 can be viewed on this site.

Other significant overlays are:

        • a number of BMOs (Bushfire Management Overlays), which cover roughly the area between Winona / Allison Roads and Moorooduc Highway in the southern-most part of Woodland. A map of this overlay can be viewed on this site.
        • The whole of Woodland is also a declared Bushfire Prone Area (BPA)

The ’10/30 rule’ applies to the whole of Woodland and the ’10/30/50 rule’ applies to the southern-most part that is covered by BMOs. This allows removal of vegetation and trees without a permit in defined areas around houses and fences built before 30 September 2009 and overrides DDO18. Residents need to be sure to read the rules before removing any vegetation – planning permits are still required for vegetation and tree removal in most situations and the Shire can impose fines for breaches.

Two properties are covered by a Heritage Overlay – 3 Thornton Road and the site of the Mount Eliza North Primary School in Moseley Drive.

Mount Eliza Regional Park (in the southwest corner of Woodland) is covered by an EAO (Environmental Audit Overlay)
